The small fixes that pile up on a house
Most homes carry a short list of things that nag at you. A faucet that drips at the base of the spout. A toilet that runs after every flush or rocks on the floor. A garbage disposal that hums and doesn't turn. A ceiling fan that wobbles, a light fixture from 1994, a switch that crackles, an outlet so worn the plug falls out.
None of it is dramatic, which is why it sits for years. Then a buyer's inspector writes it all down on one page, or a leak under the sink finally ruins a cabinet floor. These are the repairs that are cheap to do early and expensive to ignore, and they're exactly what a fixture swap is for.
